The appraisal process

What information should I have ready when requesting a quote?

The property address, the reason for the appraisal (estate, divorce, pre-listing, tax appeal, etc.), your desired timeline, and any specific legal requirements such as a retrospective effective date or court filing deadline. The more context you share upfront, the faster we can confirm scope and schedule.

What happens during the on-site inspection?

The appraiser visits the property to observe and document the interior, exterior, lot, condition, and any features that affect value. Measurements may be taken or verified, and photographs are captured for the report. Most residential inspections take 30-60 minutes depending on property size and complexity.

How do I prepare my home for the inspection?

Make sure all areas of the home are accessible, including the garage, attic access points, and any outbuildings. If you have a list of recent improvements and their approximate costs, have it available. The property does not need to be staged or immaculate — just reasonably clean and safe to walk through.

What does the final report include?

A detailed property description, site and improvement analysis, comparable sales with adjustments, market commentary, and a supported opinion of value. Reports are delivered digitally in PDF format and structured for the professional or legal context they serve.

What is a date-of-death appraisal?

A date-of-death appraisal is a retrospective valuation that estimates the market value of a property as of the date the owner passed away. It is commonly required for estate tax filings, probate proceedings, and establishing a stepped-up cost basis for inherited property. These assignments require market data from the effective date period rather than current conditions.

Can an appraisal help with a property tax appeal?

Yes. If you believe the county-assessed value does not reflect the true market value of your property, an independent appraisal provides the factual evidence needed to support a formal appeal before the assessor or tax appeal board. The report will clearly document the basis for a different value conclusion.

Do you appraise luxury or complex properties?
